Renting in the Italian cities with the best quality of life

Trieste 2nd in the Sole 24 Ore top 10

What is the cost of renting in the Italian cities with the best quality of life? This question has been answered by the Locare Studies Office, in the annual report by Sole 24 Ore on the provinces with the best overall quality of life.

The 2024 ranking highlights the growing difficulties of large cities: Bologna is the only metropolis in the top 10, but it has dropped six places compared to 2023, coming ninth. To assess the cost of moving to the cities at the top of the ranking, Locare analysed the average rents for a three-room apartment of 90 square metres, measured on 30 September 2024.

  • Bergamo: At the top of the ranking, Bergamo is the most liveable province in Italy. The average rent is 143 euros per square metre per year, or 1,073 euros per month for a three-room apartment.
  • Trieste: In second place, renting a three-room apartment in Trieste costs an average of 1,065 euros per month, or 142 euros per square metre per year.
  • Bolzano: In third place, Bolzano confirms its position as the most expensive city with an average rent of 172 euros per square metre per year, for a monthly rent of 1,290 euros.
  • Monza: Considered more liveable than Milan, Monza can be a viable alternative for students and young professionals. The average cost of a three-room apartment here is €1,155 per month (€154 per square metre per year).
  • Cremona: In the Lombard city, renting a three-room apartment costs an average of €765 per month, or €102 per square metre per year.
  • Udine: Udine is sixth in the ranking. The average rental cost is €109 per square metre per year, which works out to a monthly rent of €818.
  • Verona: The average monthly rent for a three-room apartment there is €1,065.
  • Vicenza: It is cheaper than Verona, with a monthly rent of €983 for a three-room apartment, and an average annual rent of €131 per square metre.
  • Bologna: Even though it has dropped six places, Bologna is still in the top 10. The average monthly rent for a three-room apartment is €1,410, and the annual average rent is €188 per square metre.
  • Ascoli Piceno: Ascoli Piceno is in tenth place and has the cheapest rents: A three-room apartment there costs 660 euros per month, with an average annual rent of 88 euros per square metre.

On average, the rental cost is 162 euros per square metre per year, which works out as 1,215 euros per month for a three-room apartment that is 90 square metres.

Locare's research shows that there are big differences in rental costs even among the top ten Italian cities in terms of quality of life. The rental costs in these cities range from 660 euros in Ascoli Piceno to 1,410 euros in Bologna. But in all these cities, the rent is generally lower than in the big cities that aren't in the top 10.
